How it works
You should not have to watch the forecast. Here is what happens on your property while the lot is empty and the work is cheapest to do.
Radar and Environment Canada guidance put your site on the night's route sheet. Equipment is staged before the first flake, not after.
Your contract sets the depth — commonly 2 cm. Crews roll automatically. Nobody has to notice, decide, or place a call.
Stacking is mapped with you before the season, so piles never take your best stalls, block sightlines at exits, or drain across a walkway.
Hand crews finish what a plow cannot reach — entries, ramps, accessible stalls and the sidewalk you are responsible for under the City bylaw.
Material chosen for the pavement temperature, not the air temperature. The two separate badly in Calgary, and that gap is where most slips come from.
Time, depth, crew, material and photos land in your service record. You get the summary before you have finished your coffee.
Almost every property manager who calls tells us the same thing about their last contractor: they had to chase them.
The Calgary problem
Most cities fight accumulation. Calgary fights the thaw. A chinook lifts the temperature twenty degrees in an afternoon, the pack melts across your lot, and it refreezes after dark into a sheet nobody sees on the way to their car.
That is when claims happen. Freeze–thaw cycling — not the big dump — is what puts most slip-and-fall incidents on commercial property in this city.
So we do not stop working when the snow stops. We track pavement temperature through the melt, treat before the refreeze rather than after it, and keep drainage paths open so meltwater leaves your lot instead of pooling in it.
Who we clear for
Every site below has the same problem in a different shape: people arrive at a fixed hour, and somebody is responsible when they slip.
A Sunday morning deadline that cannot move, and a congregation that skews older crossing the lot on foot.
Trucks and shift staff arriving before dawn, and loading doors that have to be usable at start of shift.
Patients with limited mobility, appointments that cannot move, and the highest liability exposure of any site we clear.
No closing time, guests arriving at every hour, and a front entrance that is the first thing anybody sees.
Customer stalls, tenant loading, and a sidewalk frontage the City holds you responsible for within 24 hours.
Visitor parking, resident stalls and shared walkways — with a board that needs a defensible number before it signs.
Liability
When a slip-and-fall claim is filed, the question is never whether you meant to clear the lot. It is whether you can show what was done, when, and with what material.
Sites without records settle. Sites with a timestamped log, photographs and material weights have something to defend themselves with.
Every visit produces that record automatically, and it stays available to you for the full season — no request needed.
Arrival, completion and conditions on every visit.
Before and after imagery filed against your address.
Depth cleared and de-icer weight applied, per visit.
Kept and exportable for your insurer or your board.
Plans
Most commercial property in Calgary is better off on a seasonal contract — the cost is fixed, it budgets cleanly, and you are never negotiating during a storm.

Questions
On the size of the lot, what needs hand clearing, how much ice control the site takes and how early you need it open. We measure the lot rather than guessing from a photo, and the number we give you is the number you pay for the season regardless of how many storms land.
On a seasonal contract we come back as many times as the storm needs, at no extra charge. That is the point of a fixed price — it moves the weather risk off your budget and onto us.
Yes, and you should make sure whoever you hire does. Calgary's bylaw gives property owners 24 hours from the end of a snowfall to clear the public walk adjacent to their property. Walks, entries, ramps and accessible stalls are hand-crew work and are included in the seasonal contract.
Yes — we carry liability insurance covering every site we clear, and we will provide a certificate naming your property before the season starts. Ask any contractor for that certificate; a contractor without one leaves the exposure sitting with you.
Ten years of Calgary winters. That matters more than it sounds — a contractor who has only worked one or two seasons here has not yet managed a bad chinook cycle, and that is the part that catches people out.
Before the end of October. After the first real snowfall everyone calls at once, routes fill, and the sites that waited end up further down the morning run.
Wherever we agree before the season, mapped on your site plan. Good stacking keeps piles off your best stalls, away from sightlines at exits, and out of the path where meltwater would run across a walkway and refreeze. On tight sites we haul off.
Service area
Routes are built by sector so your site is never the last stop on a long drive across the city.
